What's the difference between a regular clean, deep clean, and guest-ready prep?

Regular cleans are the steady maintenance visits we run on a weekly, bi-weekly, or monthly schedule — kitchens, bathrooms, floors, surfaces, the lived-in essentials. Deep cleans are one-time intensive visits that get into the corners regular cleans don't reach — baseboards, inside appliances, grout, behind furniture, light fixtures. Great for move-ins, move-outs, post-construction, or a seasonal reset. Guest-ready prep is a focused refresh before visitors arrive — guest bath, linens, kitchen, common spaces — sized to whatever you need before the holidays, a family weekend, or a party.

How does pricing work?

Every home is different, so we start with a free estimate. Fill out the form with your home size, what kind of clean you need, and how often — we'll text you a personalized estimate within 24 hours. No fees, no obligation, no surprises. Once you book, you see the agreed rate up front and every invoice itemizes what you're paying for.

Do I need to be home during the cleaning?

Up to you. Most homeowners give us a key, garage code, or smart-lock access so they don't have to be there — we let ourselves in, clean, and lock up. Others prefer to be home, especially for the first visit. Whichever you pick is fine; we just need a way to get in and out reliably.

Do you bring your own supplies and equipment?

Yes — we bring everything: vacuums, mops, microfibers, cleaners, and eco-friendly products on request. If you have specific products you'd like us to use (allergy-safe, pet-safe, fragrance-free, your own favorites), let us know during the estimate and we'll use yours instead.

Are you pet-friendly?

We love pets. Tell us about yours during the estimate — name, temperament, any "do not let out" notes, food/water spots to avoid — and we'll work around them. We can vacuum/sanitize pet areas thoroughly, use pet-safe products, and avoid any rooms where your pet needs to stay closed in.

Can I skip a recurring visit or reschedule on short notice?

Yes. If you're traveling, having work done on the house, or just don't need a visit that week, text us and we'll skip it — no fee. Same for rescheduling. We just appreciate at least 48 hours' notice when possible so we can shift the slot to someone else who needs it.

Are you insured?

Yes — $1M general liability through Lloyd's of London. A certificate of insurance is available on request. We treat your home like our own and we'd never ask you to take a risk on someone who isn't properly covered.

What's your service area for homes?

Same as our short-term rental footprint — Kennebec County and the Belgrade Lakes region. Vassalboro, Belgrade, Augusta, Waterville, Winthrop, Winslow, Oakland, Sidney, China, Wayne, and surrounding towns. Outside that zone? Reach out and we'll talk; sometimes we can make it work.

What platforms do you serve?

All of them. GuestRdy is built for short-term rental hosts regardless of where — or whether — the property is listed. Airbnb, Vrbo, Booking.com, and fully direct-booked vacation homes all work the same on our end. You get the same turnover workflow, the same photo history, and the same invoicing regardless of how bookings come in.

What's your pricing?

We share a detailed rate card directly with new hosts during the onboarding conversation. Pricing is based on bedrooms, bathrooms, and any property-specific factors like on-site laundry, waterfront access, or linen service. There are no surprises — you see the agreed rate before any job is booked, and every invoice shows the line items that make it up.

How does scheduling work?

You share your Airbnb, Vrbo, or Booking.com iCal link once in your GuestRdy portal and we sync it automatically. Every guest checkout creates a turnover request on my schedule — if I'm available during your window it's booked, if I'm not it flags for manual handling. Direct-booked hosts can create turnovers manually in the portal or sync from whichever personal calendar they run their bookings through. You can also book one-off turnovers, deep cleans, or mid-stay refreshes directly from your portal at any time.

What does the walkthrough visit look like?

Before the first paid turnover we'll meet at your property for a short walkthrough — no cleaning, just a conversation. We'll go through your standards, access info (gate codes, lockboxes, smart locks), where linens and supplies live, any staging preferences, and anything specific to that property. Everything from that visit gets captured in your property profile so every turnover runs to your standard from day one.

What exactly do I see after each turnover?

The moment a turnover is marked complete, your portal updates with: a timestamped checklist showing every task that was completed, before/after photos room by room, any issues I flagged with their own photos and severity, the total time on site, and an itemized invoice ready to pay. You can browse the full history of any property at any time.

What if something's broken, missing, or the guest left a mess?

Any issue I find during a turnover gets logged with photos, a severity tag, and a short description — and it shows up in your portal within seconds. You can acknowledge it, ask me to handle it, or escalate. For long-term items (wear and tear, recurring damage, missing inventory) there's a separate damage log that tracks the history across turnovers so nothing falls through the cracks.

Do you track supplies like paper towels and toiletries?

Yes. Each property has its own supplies profile — paper products, toiletries, coffee, detergent, etc. — with par levels you set. I flag anything running low during a turnover so you can restock before the next guest. You'll never get a midnight text about missing toilet paper again.

Will I get notified when a turnover is done?

Yes. You choose how — push notifications through the portal (on desktop or mobile), email, or both. You can subscribe to notifications for any combination of: turnover started, turnover completed, issues reported, invoice sent, invoice paid, or new messages.

Can you talk to me through the portal?

Yes — every conversation lives in the portal's messages section, tied to either a specific turnover or a specific property so context is never lost. Replace text threads and forwarded emails with one clean inbox per property.

How does billing work?
